Questions to Ask at an Open House in McAllen (That Actually Matter)

Open houses these days seem to be more about free food and raffles than showcasing the house. A good realtor will hand you a bottle of water and a flyer, but a great realtor will show you what makes the house shine. Consider a realtor your tour guide giving you a chance to peek behind the curtain and figure out if a home—and the neighborhood—is really “the one.” If you’re house-hunting in McAllen or anywhere in the Rio Grande Valley, here are the questions worth asking so you always know exactly what you're getting into.

1. How old is the roof/HVAC/plumbing?

Because let’s be honest—nobody’s Instagramming their new A/C unit, but it’s way more important than granite countertops.

2. What’s the neighborhood vibe?

Is it quiet and family-friendly? Are there parks, trails, or coffee spots nearby? (Bonus points if Starbucks or Whataburger is down the street!)

3. What are the taxes + HOA fees?

McAllen property taxes can vary per area, and some neighborhoods have HOAs with perks (like pools) but also come along with pretty pricey monthly fees. Ask upfront so there are no surprises. HOAs get a bad rap but they're there to maintain the neighborhood and to keep the property values up. 

4. Any recent updates—or red flags?

New flooring is great, but when was the last time the foundation was checked? Ask what’s been replaced or repaired, and when. Don't be afraid to ask what still needs a little loving care.

5. How’s the school district?

Even if you don’t have kids, schools impact property values. Are there schools in your neighborhood? How would that impact traffic and your commute? Worth knowing whether you’re in McAllen ISD or Sharyland ISD.

6. What’s traffic like during rush hour?

Sure, it’s quiet on a weekend open house, but what about weekday mornings near 10th Street?

7. Why is the seller moving?

Sometimes the answer is as simple as “upsizing.” Sometimes it tells you how motivated they are to make a deal.


Pro tip: Don’t be shy about asking “awkward” questions. Open houses are basically first dates for homes—you need the real info before committing.
